Buy under-performing small to mid sized “mom and pop” multifamily properties that have demonstrated strong cash flow but are being held back by poor property management and deferred maintenance. We target B and C properties from 15 to 150 units.
We focus on this quantity of units because 15 units are too large for most small investors and 150 units is too small for institutional investors, thus allowing for less competition.

Who are retiring or interested in selling their properties because they have become overwhelmed by managing the property.
WE LOOK FOR MOM & POP’S
These properties are typically under-managed. Over time many of these owners let the properties slip and begin to view them as a burden or too much work.

We perform extensive due diligence on each opportunity and when we buy an under-performing Mom & Pop we are able to buy at wholesale price and below replacement costs.

IDENTIFY TARGET PROPERTY
We have a strict investment criteria for the properties that we invest in the vast majority of properties will not qualify, as a matter of fact on average we evaluate 75 properties to invest in 1.
IMPROVE & REPOSITION THE PROPERTY
The property will be upgraded by increasing curb appeal and sprucing up necessary apartments. Capital expenditures as well as all improvements are factored into the acquisition price..
Improvement justify rent increase. Commercial property value is determined by the cash flow it produces, we are able to control (increase) the property value by raising rents.
Ratio Utility Billing System fictionalize the utility payments so that tenants are responsible for paying portions of the utility usage, this also increases cash flow.
INCREASE OCCUPANCY AT MARKET RATES
Vacant apartments will be rented at current market rates ensuring that the property is maximizing it’s cash flow potential.
Refinance property to pull out equity in building. The equity is distributed to investors and may be used to reinvest into another property where the same cycle starts over.
